Trulia: Making Real Estate Search Easy, Informative and Interactive
I have recently explored Trulia and I’m amazed with its features! It makes real estate search easier, more informative and interactive. I’m convinced with its description:
"Delightfully smart real estate search…homes for sale, local price trends…better decisions."
Here are its features:
Once you open the homes for sale feature, you can easily have a snap shot of the prices of properties for sale in the featured listings. You can sort the list from highest to lowest price, newest first, by the number of bedrooms or area in sq.ft. You can also refine your search by price range, property type, minimum beds and minimum baths. Interestingly, under the property type, aside from the built of the property; one can specifically search for income and investment properties.
Once you have refined your search, the map on the right will highlight the exact location of the property; as you scroll to each item in the list. You have the option to view the map by street, satellite or hybrid view.
Once you click on an item, the details specific to that property will appear. There is also a graph of the average sales price and market trend for the last 5 years in the area. You can easily compare this property with similar homes for sale and recently sold properties in the area that automatically appears on the same page. In fact, there is a specific data available on how the price of the subject property stacks up to similar homes and sold properties in the area. There are Assessor records and prior sales history too.
You can evaluate the property more by checking the neighborhood snapshot and property spotlight, under the real estate guide feature. In the snapshot, they have an indicator if that neighborhood is hot; compared to other neighborhoods in the area.
You can further research about the neighborhood with the data in the community info. You can check the income and house prices, crime statistics, year home was built, household income and travel time to work.
More information can be found in the community links such as:
a) Attractions, Parks and Recreations
b) Schools and Educational Resources
c) Census Data, Statistics, Facts and Figures
d) Community Organizations
e) Entertainment
f) Environment and Science
g) News and Media
h) Government Information
i) Local Maps
In addition, it has an overview of the schools in the area and a graph that illustrates the % in FCAT Achievement by state and district average.
The Heat Maps feature will help you visually compare prices & popularity by state, county, city or neighborhood. You can view the heat maps by:
- Average listing price
- Average sales price
- Median sales price
- Average price/sqft
- Trulia popularity
These figures are also itemized below the map.
On top of these, you can view the heat map by neighborhood or zip code, and a choice of street, satellite or hybrid view.
Trulia has so many features and information that every property enthusiast can explore. One thing I like most is the layout. I don’t have to open several pages to get the information I wanted. Most of the information are available in one page; making it easier to analyze, compare and comprehend all the data.
I can even keep track of my recently viewed homes, save homes I’m interested in or my searches and set daily or weekly email updates for new listings matching my search with My Trulia.
This is a truly amazing tool for real estate search. Best of all, it is free to use so take advantage! Next time try to do your search and research using Trulia.
