Exploring Zillow’s “Make Me Move”

by Maricel Ferrer-Custodio on March 5th, 2007

Zillow’s Make Me Move allows you to set a price for your home without actually putting it on the market.  It is a great concept, if you are contemplating on selling your home, but you’re not fully convinced of the idea yet.

It will give you a good indication, if you’re house will sell at the price you wanted.  You don’t have to go through the task of selling your home such as; choosing an agent, listing your home and opening your house for inspections. Consider it as passively selling your house.  If it sells then good, if it doesn’t then you can wait.

To add, when you are actively selling your house, you tend to be more flexible with the pricing.  You’re home should be readily available for viewing, which sometimes means you need to set aside time away from your home.

But of course, if you want to sell your home fast, these things should be expected already.  Another important thing to consider when you are actively selling your house is you don’t want it to stay in the market too long. It might become a stale listing, wherein buyers might think there is something wrong with the house.

In the Zillow site, they gave further examples and case scenarios of  the benefits of using the Make Me Move feature which are:

Pre-Market

If you’re planning to sell soon, you can use this feature to start gathering interest from potential buyers.

Opportunity Knocks

Your can fast forward your future plans if the right offer comes along.

Pie in the Sky

Explore the possibilities and have an adventure if the price offer is right!

The Make Me Move feature is also beneficial for buyers who wanted to buy their dream home.  They are not limited to what is on offer in the market.  They have a choice of getting what they truly want, even if they have to add  a premium on it.  If you are planning to stay there to start a family, you would not mind.  It is like having a dress tailored to your size, instead of buying a ready to wear one.

In the end, both the buyer and seller can have a mutually rewarding buying and selling experience, if they agree on the price. The buyer will have her dream house and the seller can pursue her dreams.
