AmeriBuy Realty’s selling point is a cash rebate of $10,000 to $50,000 or specifically any amount above $4,995 of the 3% buyer’s commission. If you want a no frills buying broker then it is an option for you (currently limited to buyers in Southern California). They have eliminated the human face of real estate.
I had mixed reactions aboutAmeriBuy Realty. As a realtor, it is a bit demoralizing when other agents chose to discount their commission for a discounted service as well. It affects the industry because the cash rebate tends to overpower the quality of service given by some excellent buyer’s broker. As a recent buyer, who experienced poor service from my realtor I wish this service was offered in the area where I recently bought. The only job my realtor did was to show the house I found on the internet myself and get my deposit for the house. For the rest of the transaction, I had to deal with his secretary and a young assistant who showed me the house for a building inspection. He only showed up again during the crucial part of final inspection of repairs before I instruct the bank to release the money to the seller. At the end of the day, the realtor handling my transaction got paid without exerting much effort.
However, there are other realtors who go beyond their job to make the transaction smooth and easy for buyers. They can negotiate a good and fair price for you.You can call them anytime to consult about the property you are buying. They can suggest ways for you to improve on the property. They can guide and assist you on the step by step process of buying the property. You can talk and set an appointment to see them in case a problem arises during the course of the transaction. The after sales service is superb. You did not only find a realtor but a new friend as well. A trusted ally that you can count on for your next property transaction. I would not personally discount the commission in exchange for a good buying broker. I could save that amount of money in the transaction anyway, if not now maybe when I sell my property.
AmeriBuy Realty offers superb savings for a no frills buyer. At the end of the day, they are not only offering financial savings but a challenge for the real estate industry to evaluate the quality of service they are offering to their buyers. It is a welcome option for buyers in Southern California and a reality check for ordinary brokers, who don’t offer quality service to their buyers.
